Market Update - A Local Perspective

COVID-19 still dominates the daily headlines, but our local market continues to perform exceptionally well. Within our DE, PA & MD footprint, we saw 10% growth in the dollar volume of our Listings Taken, and almost 18% growth in the dollar volume of our Closed Sales, versus 2020; in a market where home values increased approx. 8% and Average Days on Market dropped by almost 25%. Below you'll find detailed statistics for more specific parts of our market, as we head into 2022. 

New Castle County, DE

New Castle County experienced a 13.9% increase in the number of sold homes for the year 2021 compared to 2020 and a 9.6% increase in the median sales price from $260,000 to $285,000. The number of homes that went under contract in 2021 increased 6.8% from 2020.

Kent County, DE

For the year 2021, Kent County experienced a 16.1% increase in the number of sold homes compared to 2020 and a 14.8% increase in the median sales price from $244,000 to $280,000. The number of homes that went under contract in 2021 increased 5.7% from 2020.

Sussex County, DE

For the year 2021, Sussex County experienced a 0.5% increase in the number of sold homes compared to 2020 and a 15.4% increase in the median sales price from $325,000 to $375,000. The number of homes that went under contract in 2021 decreased 7.1% from 2020.

Southern Chester County, PA

Southern Chester County experienced a 12.3% increase in the number of sold homes for the year 2021 compared to 2020 and a 10.8% increase in the median sales price from $415,000 to $460,000. The number of homes that went under contract in 2021 increased 2.9% from 2020.

Cecil County, MD

For the year 2021, Cecil County experienced a 5.0% increase in the number of sold homes compared to 2020 and a 11.9% increase in the median sales price from $257,000 to $287,692. The number of homes that went under contract in 2021 increased 3.9% from 2020.
